Plan-Spec-Bid is the most common delivery method in which an owner hires an architect (with design consultants) and they produce the construction documents (plans and specs among others). This type of project most often goes through a bid process (public or private) in which a contractor is selected. Division 16 pursues Plan-Spec-Bid projects with most of our General Contractor Clients. Design Assist
What we call Design Assist is a delivery method in which a team that includes the general contractor, the architect, the designers, and key subcontractors is composed. The general contractor and the key subcontractors assist the owner and architect-design team in making or keeping the project cost effective and make suggestions regarding the technical aspects and constructability of the project. We have participated with great success in projects with this delivery method.
At times, we have been brought into the team either from the beginning stages of the project, or at other times, later in the process before and after a bid may have taken place. Often, Value Engineering is suggested when we have been brought into the team at a later stage of the design and/or construction phases. Our efficient construction coordination efforts and our relationships with suppliers and service providers allows for the opportunity to have greater flexibility during the complicated procurement stages of a project.
